Value of a Roof

The roof of your home accounts for about 40 percent of your home’s exterior. A roof is probably the most essential feature of any home as it protects it from harsh elements.  There are a lot of things to consider when having a roof installed as it’s important to make sure that it’s functional and appealing at the same time. Most homeowners will need to have their roofs replaced at some point, but a lot of people don’t know where to start. It’s important to be familiar with roofing terms, components, and processes before starting any roofing project.

Roofing

Putting a new roof over your home is a big investment that comes with a lot of questions. Although it may be one of the biggest investments you’ll make for your home, it also yields the biggest return of investment. Reports show that a new roof yields more than 80% of its original cost upon resale. More than 30% of real estate agents also accredit new roofs for their quick sales. When it comes to roof restoration, there is actually more than one option that you can choose from.

  • Re-Roofing – Re-roofing is the quickest and least expensive way to restore your original roof’s appearance. During re-roofing, a new overlay is placed over your worn shingles to restore the look of your roof as well as provide an extra protective layer to help prevent leaks from getting inside your home. If you have just one layer of shingles on your roof, you are a candidate for re-roofing. If you have two layers installed, you may be prohibited by building codes from installing an additional layer which may require a full roof replacement.

There are several benefits of re-roofing, such as:

  • Re-roofing is cheaper in comparison to a full roof replacement. This is because re-roofing does not require as much time, labor, or materials in comparison to having a new roof installed.
  • Re-roofing does not require replacing the entire roof which can give you satisfying results in a shorter amount of time.

There may also be some disadvantages to re-roofing, such as:

  • You may not be able to avail of re-roofing services if you have more than two layers of shingles on your roof.
  • Re-roofing does not last as long as a complete roof replacement.
  • If you currently have a metal roof, re-roofing is not recommended.
  • Since you will not be removing or lifting the current shingles, there is no way to know if there are any damages, such as rot or sagging, that exist underneath which means that adding a new extra layer of shingles will not fix any major issues.
  • Roof Replacement – When you have a full roof replacement, the old shingles are completely stripped from the roof, exposing the deck. An underlayment of felt paper is then applied to the deck to help protect it from water or any other elements. The new shingles are then installed on top of the underlayment of felt paper.

 

These are the benefits of a roof replacement:

  • Having a completely new roof lasts longer than re-roofing.
  • This process can be done no matter how many layers of shingles are currently present on the roof.
  • Re-roofing may only cover up any issues with the deck which can eventually lead to the roof giving out. A completely new roof can address all present issues and ensure a safer and sturdier roof.
  • A complete roof replacement is a great investment that can save money in the long haul because it helps you identify the early signs of rot and sagging caused by water damage to the deck which can lead to water leaking and dripping inside the walls. This may lead you to costly repairs.

There may also be some disadvantages to a roof replacement, such as:

  • An entire roof renovation takes more materials, time, and labor than re-roofing which means that you’ll have a more costly project.

 

The Roofing Process

Let’s have a run-down of the entire roofing process:

  1. Delivery and Removal – On the day of the roofing process, all materials will be delivered to your home one by one by the members of the roofing team. The roofing materials will be dropped off at your driveway and the shingles will be brought to the roof of your house. The roofing team will then begin to remove your old roof. All the old shingles will be disposed of and the felt paper is then applied to protect your home from other elements. This also gives your new roof a solid, new, and clean foundation to lay on. If some of your plywood is rotten or damaged, it’ll be removed and replaced with brand new plywood.
  2. Roof Installation – Once your old roof has been removed and any damaged plywood has been replaced, the next step is to lay down new roofing felt or tar paper. Ice and water shields in the valleys of your roof are installed for protection against these elements. Since chimneys are one of the most common areas of roof leaking, ice and water shields are installed around this area as well to avoid any possible issues in the future. The entire roof is dried before installing the shingles.
  3. Shingles Installation – Once repairs have been made to the underlying plywood and the roofing felt has been replaced and dried, your chosen roof shingles will then be applied. After the shingle installation process has been completed, the roofing team will go back and paint all of the roofing vents and pipes to match the color of your new shingles. Painting these accessories allows them to blend in with your new roof and gives it a more appealing look.
  4. Final Cleanup – Once the installation process is complete, the roofing company will then do a final inspection of your entire property for any fallen trash, shingles, or nails. A nail magnet is run around the outer edges of your home and your driveway to pick up any stray nails and other metal objects that may damage your tires or cause you harm.
